Our guest today is Jeff Stephens, the Founder of The Thoughtful Real Estate Entrepreneur (TREE). He's an expert in seller financing and direct seller relations. We unpack the difference between a real estate investor and a real estate entrepreneur, hint: it's more about creating opportunity. When you find the right strategy at the intersection of head and heart in a real estate investment strategy, it just feels right. For me, that's off-market deals and owner financing.
We dive in and unpack why we love seller financing, or "installment loans." While it's always been available with the current market adjustments and high-interest rates, sellers are more open to hearing about it. We chat about the benefits of seller financing and how when you buy off-market properties direct from sellers, you get the financing and property and can tailor a deal that is a true win-win for the seller and buyer. 
We cover marketing strategies and how old-school letters are the best way to find off-market deals. We chat about why this marketing strategy is true to hearts and positions you to have conversations directly with sellers. Learn how to feel comfortable talking to sellers directly. Jeff Stephens has been a full-time entrepreneur since 2003. Retired 20 years. I was a home economist and pioneered microwave cooking. Then I was a business communicator and was in charge of internal communications for a major corporation. After earning an MBA I was a utility analyst. Later I was Personnel Officer for Social Services in Denver and even worked at the Denver Airport in customer service. I have had several side businesses during my life, including color analysis, makeup and skincare, communications, custom design, sewing and alterations, and home staging. Now I'm a children's book author and publisher,  planning to publish my first book in a few weeks.
I've always been interested in real estate and have made most of my profits by buying and selling my own homes. I am associated with WREIN since April 2021. Prior to that I purchased and rented one property.
